Hi, it’s Sue Bonzell with Terra Firma Global Partners, and now that we’re in a new year of 2016, everybody’s wondering, “What’s happening in the real estate market?” Well, there’s still not a lot of inventory, lots of buyers out there, and we need more homes to sell. So I know it sounds like a sales pitch, but if you were ever thinking about selling your home, now really is a good time to sell.

I know it seems scary because you might be selling your home and wondering, “Well, if there’s nothing on the market, where am I going to go?” But you do have options. If more people would do that, we would have a lot more inventory, and as the seller, you’re a little bit more in control, so you can request a rent back of maybe a couple of months. You may even get that rent back for free, and if a buyer is smart, they might offer that to you to make their offer more attractive. That way you’ve got a couple extra months to find your replacement home, and you can still sell your home. But you can do a contingent sale. Your home is for sale contingent on you finding a replacement property.

It’s not as attractive because somebody might say, “Well, I’d like to buy that house, but I may not get it if they don’t find a replacement.” So that can be a little scary. So we’re looking at we need more houses. So definitely want to find some people who want to sell their houses for sure. The interest rates are still great. They ticked up just a little bit, but still looking really good for our buyers. So things are looking good. We’re hoping to see more properties coming on the market now that it’s the first of the year and into the spring time. So hopefully we’ll get lots, lots more.
