Hi, I’m Sue Bonzell with Vanguard Properties in Sebastopol, CA. I’m a residential realtor and I get asked all the time, “What do you think my house is worth?” Well, it depends on a couple of different factors. Number one, how big is your house? What’s the lot size? How many bedrooms do you have? How many bathrooms? What’s the condition of your home and have you done any upgrades? Now the next thing that might affect the value of your home is looking at the comparables in the area. What homes that are just like yours have sold in your area in the last three to six months? Then looking at what’s currently on the market, what’s the inventory? What would be your competition if you actually put your home on the market right now?

Then taking a look at some real estate trends, what direction is the market going? So what can you really expect in the current market to get for your home? The best thing to do, consult a realtor who can give you a CMA, a Comparative Market Analysis to give you the value of your home in today’s current real estate market. Always good to consult with a realtor because we can often give you some great suggestions, easy things to do that you might be able to fix or upgrade in your home at a very low cost to help get you the most money for your home.  I definitely recommend contacting a realtor like me who can help you get the value of your home in the current market.
